2.Make sure website has helpful information for you. I.e. how to best sell your home.

3. Ask the website you select to put you on automated listing service. You provide information on what you are looking for or comparing and the site sends you new listings as they appear. This is great way to keep abreast of the market.

4. Once you are satisfied that you have seen enough comparable properties-contact the person(s) sending you the information.

5.If selling ask them to prepare a Comparative Market Analysis to determine what price your home should demand in the market. Keep the CMA as marketing tool.

6. If buying select a number of listings and make arrangements to view them.
